Adams Mohler Ghillino is assisting the homeowner of this home in the Holmes Point neighborhood of Kirkland, WA with a complete renovation. This striking modern home, originally constructed in 1992, was clad in an exterior foam insulation system that subsequently failed. 15 years of water infiltration had taken its toll on both the siding and the structure beneath. The project entailed the removal and replacement of the roof system and all exterior siding which was comprised of a combination of the EFIS, corrugated sheet metal and slate tile. All damaged sheathing and a good portion of the framing below it were removed and replaced. All exterior doors and windows were replaced. In the process of addressing the repairs described above, the house has been re-envisioned conceptually. Deep overhanging roofs have been added at both ends of the house merging the opposing shed roofs and the North and South walls into folded sheet metal planes. East and West facing walls, protected now by overhangs, are clad in vertical t&g cedar siding. The slate walls, which originally represented a conceptual division between the two sides of the house, have been re-clad in slate – this time utilizing rain screen construction techniques.
