This 810 SF single story house in Seattle’s Queen Anne neighborhood no longer meets the needs of the owners’ growing family. Many upgrades had been made to the house by its previous owner, making a decision to tear it down very difficult. Chief among these upgrades was a new foundation in 1990, and new radiant heating installed below the existing wood floor. In the interest of an environmentally responsible strategy for expanding this home, a new second story has been added above a largely remodeled main living level all of which is constructed upon the existing foundation. This solution further allowed for retention of the existing floor structure and the existing radiant heating system as well. The balance of the required demolition will be accomplished by a hand deconstruction so that most of the materials removed may be recycled. In the rear yard, a new detached accessory structure serves as a garage or a future studio. Major materials include painted cement fiber panel and plank siding, clear finished plywood soffits and Zincalume sheet metal roofing.
